Investment Parameters based on a $25 million Partnership Offering

The SookePoint Limited Partnership will participate in development and construction on the Property of approximately 85,000 square feet of strata titled SookePoint Ocean Cottages and Yacht Suites.

There are already more than $50 million in pre-sales at SookePoint, with deposits In Trust.

The projected build-out is 36 months from final funding of the “Offering” with sales closing within 6 months after, as Ocean Cottages & Yacht Suites are fully furnished and accessorized.

Limited Partners will earn 70% of profits up to an average annual yield of 20% per annum.

Limited Partners will receive a “Priority Return” that must average at least 12% per annum on their original investment, before the General Partner may participate in profit-sharing.

THE DEVELOPER

Landus Development Inc. is a Licensed Residential Builder with BC Housing, License No: 0748811. Has been involved in the real estate investment and development business in British Columbia since 1988.

Completed the Canadian Securities Course with Honours in 1989 and has since structured and/or managed more than two-dozen real estate limited partnerships, purchasing and reselling approximately 280 residential and investment properties in British Columbia.

Landus has several SookePoint buildings currently under construction. In addition, the Developer has already managed delivery of 60 Ocean Cottage & Yacht Suites at SookePoint.

For the work at SookePoint, Landus has won 9 First Place Awards for Building Excellence in Regional, Provincial, National and International Competitions in 2020 and 2021.

THE DEVELOPMENT

There are already more than $50 million in pre-sales at SookePoint, with deposits In Trust. Zoning and development permits are already in place.

Funds will be loaned to the Project in return for a share of “Project Profits” from the construction and sale of Ocean Cottages & Yacht Suites.

The Loan will be registered by way of a General Security Agreement which requires adequate debt coverage as explained in the Partnership Agreement.

The projected build-out is 36 months from final funding of the “Offering” with sales closing within 6 months thereafter. Ocean Cottages & Yacht Suites are fully furnished and accessorized.
